Council tax and running costs in London Borough of Lambeth
Clapham and Brixton share a borough — London Borough of Lambeth — so their council tax is the same at every band. Between these two the running-cost difference is the purchase price, not the annual bill. (The “Lambeth or Wandsworth” question only bites at the Clapham Junction end, which is actually Battersea.)

What are Clapham and Brixton like to live in?
The quickest way to feel the difference is to arrive in each. Step out at Brixton and you are in the middle of things — Electric Avenue, the covered market, the record shops and the queue outside the Ritzy — a town centre that trades late and loud.
Clapham unfolds the other way. The Common does the heavy lifting: open grass, the bandstand, joggers and buggies, with the pubs and restaurants of the Old Town and Venn Street around its edges. It is busy at weekends but residential by design, and it quietens earlier.
Neither is better; they are different weekends. Brixton rewards people who want the city on their doorstep; Clapham rewards people who want to step back from it. That is the split our scores describe — Brixton ahead on value and transport, Clapham ahead on safety and schools — and it is the honest basis for choosing between them.
Micro-geography
Which part of Clapham or Brixton?
The two do not actually touch the same postcodes, which is where most of the confusion starts. Clapham centres on SW4 — the Old Town and North Clapham nearest the Common, the quieter streets of Abbeville towards the south, and Clapham Park further out. Clapham Junction, despite the name, is not in Clapham at all; it is SW11, in Battersea.
Brixton runs across SW9 and SW2. Central Brixton and Coldharbour Lane are SW9; Brixton Hill climbs south into SW2, which it shares with Streatham Hill. So if you are asking whether SW2 is Brixton or Clapham, the answer is Brixton (and Streatham) — Clapham’s core is SW4, a different district entirely.

Frequently asked questions
Is Brixton safe?
On our 0–100 safety measure Brixton scores 31, below Clapham’s 41. The figures come from Met Police data, and much of central Brixton’s recorded crime is concentrated around its busy town centre and night-time economy rather than the residential streets. Read the Brixton guide for the street-level breakdown.
Is Clapham expensive?
Relative to its neighbour, yes: Clapham’s median sold price is £625k against Brixton’s £497k (HM Land Registry). You are paying for calmer, more residential streets and stronger state schools rather than for materially more space.
Is Brixton a good place to live?
It scores 50/100 overall on the PAL Score — level with Clapham — and leads it on value and transport. If you want markets, music and the fastest line into the West End, it is a strong choice; if quiet residential streets and schools come first, Clapham edges it.
Is Clapham in Lambeth or Wandsworth?
The core of Clapham that our guide covers, around SW4, sits in the London Borough of Lambeth. The confusion comes from Clapham Junction, which despite the name is in Battersea, in Wandsworth. So parts of the wider “Clapham” a buyer might mean do fall in Wandsworth, but SW4 Clapham is Lambeth.
Is SW2 Brixton or Clapham?
SW2 covers Brixton Hill and Streatham Hill — it belongs to Brixton, not Clapham. Clapham’s core postcode is SW4. If an address is SW2 it is on the Brixton/Streatham side, not Clapham.
Is Brixton or Clapham better for families?
On the two measures families tend to weigh first, Clapham leads: safety (41 vs 31) and state schools (56 vs 32). Brixton answers back on value and transport. Both share the London Borough of Lambeth, so council tax is identical either way.
